Midstate
Construction recently completed a novel community
just outside Sonoma. This 80 unit, five acre multi-family
affordable rental development was completed for owner
Springs Village L.P., represented by Burbank Housing
Development Corporation, based in Santa Rosa. Springs
Village marks a continued relationship between Midstate
Construction and Burbank Housing, bringing affordable
housing to many people in Sonoma County.
Kevin Kellogg, Project Architect, developed a design
that reflects the traditional architectural elements
of the area, and enhances a sense of community in
scale and form. Duplexes include elements of single-family
homes with porches and fenced backyards. Buildings
were placed to integrate with and enhance the surrounding
neighborhood. The studio to four bedroom units are
comprised of one story flats and townhome-style duplexes.
The apartments are air conditioned and have abundant
natural light with large windows and solatubes providing
light to the townhouses.

In
planning for Springs Village, Burbank Housing, Vineyard
Workers Services and St. Joseph’s Medical Foundation
worked together to design a community that would provide
integrated health services and housing for the local
agricultural worker population. With loans and grants
from Rural Community Assistance Corporation and State
loans funded by voter approved Proposition 46, they
were able to realize these goals. All tenants at Springs
Village have access to free dental care at the mobile
dental clinic that visits the development on a regular
basis, and “Promotores de Salud” advisors offer health
education and preventative care information to patients.
Twenty-five units at Springs Village are set-aside
for qualifying applicants employed in the agricultural
industry.
The
3,700 sf community center (pictured
above) utilizes some of the best contemporary
interior materials with colored concrete floors, a
wood slat ceiling to improve acoustics and a sliding
glass partition to allow simultaneous events. Located
outside this center is a safe central playground and
small grassy play area. A basketball court is set
towards the rear of the community, which is interspersed
with three parking lots. Since the property borders
Sonoma Creek, the adjacent half-acre has been restored
as riparian woodlands with a bio-filtration detention
pond to slow and clean runoff into the creek during
the rainy season. The detention pond is planted with
native plants and surrounded by a passive recreation
area for tenants, offering a calm environment to relax
while listening to the flow of Sonoma Creek.
